Rich & Nancy Morrison have lived and worked in the local area since 1975, and bring years of real estate, construction and management experience to Benchmark Homes.

Building activity is restricted to the local area in order to ensure daily supervision and project management. Excellent working relationships have been established with local architectural review boards, county building departments, suppliers and sub-contractors. Local expertise ensures that any challenges encountered during your building process can be handled with minimal adjustments to the completion schedule.

Specifications & Budget

Various word processing and spreadsheet programs are utilized to prepare detailed specification sheets and a budget for your review and approval, to ensure a total understanding of all costs associated with the construction of your home prior to contract execution. Benchmark Homes strongly believes in an open book policy.

Scheduling

Benchmark Homes uses the most advanced construction scheduling software available to provide a phase-by-phase schedule designed to keep you abreast of activities and critical dates associated with your construction project. Your personalized schedule will be developed and reviewed prior to start of construction, and periodic updates will keep you aware of any schedule modifications.

Selections

A customized software program provides phase-by-phase date and budget guidelines in order to assist you and/or your decorator with the task of finalizing each selection in your custom home on time and on budget. Specific date requirements will be charted in order to ensure efficiency at every level of your project. In addition, constant communication and follow-up with
the Benchmark staff will keep you on target during this process.

Change Orders

Our customized software program will keep you constantly abreast of all change orders and associated costs. Change order approval and financial settlement are standard prior to ordering of any extras, or commencement of any work outside the approved contract. This practice ensures adherence to your budget guidelines and avoidance of any unauthorized expenses.

Internet Services

Our website, www.customluxuryhomes.com, features a Clients-Only section to which our customers can log in and view constantly updated selection and scheduling information, as well as a photographic journal which records each phase of their homes during construction. This offers a great way for clients (as well as their families and friends) who live outside the Jacksonville area to keep tabs on the progress of their new homes!

Home Inspection

To ensure nothing is overlooked prior your move-in, we employ the services of an ASHI-Certified Home Inspector to inspect each completed Benchmark home prior to closing. Our intention is to obtain inspection results at least one month prior to closing in order to address any outstanding issues.

Warranty

The One-Year Home Owner Warranty Program will be discussed prior to contract to ensure total understanding. Warranty repair requests will be solicited at both four months after closing, and ten months after closing to provide appropriate sub-contractor coordination and timeliness of all pertinent repairs.


A homeowner’s handbook and selection guide will be provided at the end of your project that provides selection information and other valuable reference material.
